These are the steps to complete a 1031 Exchange with 1031 EXCHANGE USA, Inc.
Consult with your tax advisor to be certain that a 1031 Exchange is in your best interest.
Complete a Purchase and Sales Agreement indicating that the seller will be effectuating a 1031 Exchange and naming 1031 Exchange USA, Inc. to serve as the Qualified Intermediary.
Email the signed Purchase and Sales Agreement to 1031 EXCHANGE USA, Inc.
Provide the name and contact information for the Closing Agent.
Sign and return the ACKNOWLEDGEMENT AND GUARANTY
Sign and return the ASSIGNMENT OF SALES AGREEMENT and ESCROW INSTRUCTIONS at Property Closing.
Proceeds wired to 1031 EXCHANGE USA, Inc.
Confirmation Letter & deadlines for action provided to Seller.
Seller has 45 days to provide names and addresses of potential REPLACEMENT properties. Total purchase price must be equal to or greater than the price of the Relinquished Property.
Closing Agent is provided with ASSIGNMENT OF PURCHASE CONTRACT. Closing Agent provides banking information so that funds are wired into Closing Agent's Escrow account upon reciept of signed Purchase documents.
